Maryland VA Home Loans: Fort Meade, JB Andrews, NAS Patuxent River, Aberdeen and Bethesda
Updated October 2026
A Maryland military move can involve very different housing markets: Fort Meade and NSA near Anne Arundel and Howard, Joint Base Andrews in Prince George’s, NAS Patuxent River in St. Mary’s, Aberdeen Proving Ground in Harford, Fort Detrick in Frederick, and Bethesda in Montgomery. VA financing provides a common framework, but the property budget remains local.
Establish eligibility and entitlement first
Begin with a Certificate of Eligibility and a review of any existing VA-backed mortgage. Eligible borrowers with full entitlement have no VA-imposed loan limit. That does not mean unlimited borrowing: income, credit, residual income, appraisal, and lender requirements still determine approval.
If entitlement is partially tied up in another property, county limits can affect the no-down-payment calculation. Maryland’s 2026 one-unit conforming baseline is $832,750, with a $1,249,125 ceiling in Montgomery, Frederick, Prince George’s, Calvert, and Charles. Review the county limits guide when planning to retain an existing home.
The Department of Veterans Affairs Home Loans provides official eligibility, entitlement, and benefit information. Employment at an installation alone does not establish VA eligibility.
Compare the complete cost of a VA purchase
VA financing typically requires no monthly mortgage insurance. A funding fee may apply, depending on factors such as first or subsequent use, down payment, and exemption status. Eligible borrowers, including certain veterans receiving service-connected disability compensation, may be exempt.
Build a comparison that includes:
- Principal and interest at the proposed loan amount.
- Property taxes and homeowners insurance.
- Any association dues and property-specific expenses.
- The funding fee, if applicable, and whether it is financed.
- Closing costs, seller credits, and cash reserves after settlement.
VA eligibility does not automatically waive Maryland transfer or recordation taxes. Separately, qualifying certified Maryland first-time buyers receive the reduced 0.25% state transfer tax paid by the seller. Use the closing cost estimator to distinguish these items.
Plan around occupancy and the next assignment
A VA purchase is intended for an eligible primary residence, not an ordinary investment acquisition. Discuss deployment, spouse occupancy, and move-in timing early when orders complicate the schedule.
The VA appraisal evaluates value and minimum property requirements; it does not replace an independent home inspection. Around older Baltimore-area properties, also check for ground rent and repair needs.
The Consumer Financial Protection Bureau offers tools for comparing Loan Estimates. Compare lenders using the same purchase price, entitlement assumptions, funding-fee treatment, and closing timeline.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

- U.S. Department of Housing and Urban Development (HUD / FHA) — FHA program guidance.
- U.S. Department of Veterans Affairs (VA) — VA loan eligibility and benefits.
- Freddie Mac Primary Mortgage Market Survey (PMMS) — published rate benchmarks.
- U.S. Census state tax collections — state property tax benchmarks; confirm parcel-specific assessments and exemptions with the state revenue department and local assessor.
The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
